A simple service built around one honest idea.
Exterior lighting problems don't fix themselves — and they don't always get noticed until something goes wrong. We built ELOS to put a consistent, documented set of eyes on your property's exterior lighting before that happens.
Documentation you can act on.
Most property managers don't have time to walk every parking lot and perimeter after dark. Maintenance teams work during the day. Lighting outages go unreported for weeks. We exist to close that gap — not by fixing anything, but by making sure someone is looking, and that what they see gets written down.
Consistency over convenience
We follow the same protocol on every visit. The value of observation is in the pattern — one report is useful, twelve reports are a record.
Clarity about what we are
We are not a security company. We are not law enforcement. We are a civilian observation service. We say that plainly because it matters.
Written records, not verbal summaries
Every visit produces a written report. Not a phone call, not a text. A document you can share with your maintenance team, your board, or your insurer.
Observation only. Always.
This is the most important thing to understand about our service. We observe and document. That's the entire scope.
We do
- Conduct systematic drive-through observations of your property
- Document exterior lighting conditions in a written report
- Note outages, dim fixtures, dark zones, and visibility gaps
- Contact law enforcement as a private citizen if serious activity is observed
We do not
- Perform repairs or replace any fixtures
- Provide security patrol or armed presence
- Exercise law enforcement authority of any kind
- Respond to or intervene in active incidents
- Conduct interior inspections
What happens if something is observed.
On rare occasions, a drive-through observation may reveal activity that warrants law enforcement attention. Our policy is straightforward: we contact 911 as a private citizen, provide our location and a factual description of what we observed, and include the observation in our written report. We do not pursue, engage, confront, or intervene. We are witnesses — not responders.
